SHEPRETH: Planning Applications

19/10/2021 - 21/02594/S73 - Shepreth (Land to the East of Collins Close, near Meldreth Road)

By affirmation, the Planning Committee granted delegated authority to officers to issue a new planning permission subject to:

(a)      the conditions and informatives set out in the report from the Joint Director of Planning and Economic Development; and

(b)      the prior completion of a Deed of Variation


29/11/2017 - S/3052/16/FL - Shepreth (Meldreth Road)

Members visited the site on 31 October 2017.

 

Rob Dean addressed the meeting on behalf of the applicant. Councillor Philippa Hart (local Member) had raised the possibility of reducing the period during which development must commence.

 

The Committee approved the application subject to

 

1.     The prior completion of a Legal Agreement under Section 106 of the Town and Country Planning Act 1990 requiring the translocation of lizards from the site; and

 

2.     The Conditions and Informative referred to in the report from the Joint Director for Planning and Economic Development, among other things confirming that the time limit for implementation of the planning permission should be amended from three years to two years.


07/08/2015 - S/2944/14/FL- Shepreth (Fillcup Field, Meldreth Road)

The Committee gave officers delegated powers to approve the application, subject to the prior completion of a Legal Agreement under Section 106 of the Town and Country Planning Act 1990 relating to the agreed HGV routing and the Conditions referred to in the report from the Planning and New Communities Director, with an additional Informative requiring the establishment, at the applicant’s expense, of a regular and formal liaison process between the operator and Shepreth Parish Council.

The Committee approved the application, subject to the Conditions set out in the report from the Planning and New Communities Director.

The Committee approved the application subject to the Conditions set out in the report from the Planning and New Communities Director, an additional Condition relating to lighting, and a Grampian Condition requiring the planting of replacement screening.

The Committee approved the application  in accordance with the recommendation in the report from the Corporate Manager (Planning and New Communities).


08/04/2011 - S/0393/11 - Shepreth (12 Station Road )

The Committee approved the application contrary to the recommendation in the report from the Corporate Manager (Planning and New Communities).  Members agreed the reason for approval as being that the modest extension would improve the appearance of the dwelling and not have an overbearing impact on the living area of the adjacent property.


04/02/2011 - S/2161/10 - Shepreth (21 Meldreth Road)

The Committee approved the application, in line with officers’ amended recommendation, subject to safeguarding Conditions relating to, among other things, open space provision, external materials to be used, community facilities provision, the Section 106 monitoring fee, provision of waste receptacles, restrictions on the hours of construction, prevention of windows to the rear elevations at first floor level, a minimum cill height for the high level rooflights where necessary, landscaping and boundary treatments, and highway conditions relating to retention of visibility splays drainage of the access, and the materials to be used for the access.


05/11/2010 - S/1415/10/F - Shepreth (21 Meldreth Road)

The Committee refused the application contrary to the recommendation in the report from the Corporate Manager (Planning and New Communities).  Reason: Having visited the site, Members considered that the cramped nature of the development would have a significant adverse impact on the street scene and on the neighbouring property at 21a Meldreth Road.  Members expressed concern at the proposed removal of an existing hedge and stated that, subject to support from the Local Highways Authority, highway safety should also be cited as a reason for refusal.


03/09/2010 - S/0506/10/F - Shepreth (Land between 26-58 Meldreth Road)

The Committee gave officers delegated powers to approve the application, contrary to the recommendation in the report from the Corporate Manager (Planning and New Communities), subject to the relationship between Plots 5 and 6 in terms of overlooking, and landscaping concerns being formally addressed satisfactorily.  Reasons: The cumulative size of the affordable housing area should not be considered a factor as the adjacent John Breary Close had been developed in accordance with planning permission granted in 1996.  The proposal would not detract from the character of the area.  Members instructed officers to attach a number of Conditions, details of which should be agreed with Shepreth Parish Council and the local District Councillor, including Conditions relating to noise mitigation, hours of construction, dust control, lighting at the BMX site, fencing, drainage and the submission of a management scheme.  Measures should also be put in place to secure the affordable housing as affordable in perpetuity.
